Shopping Center

Project Description
Located in the business commercial area of Deptford, New Jersey, this shopping center had a granulated modified bitumen roof. Though it was 12 years old, it had no ponding water as the roof had positive slope to all drains and so it was in reasonably good shape. Still, there was some mold present on the granuales in a few areas and so to restore this roof and protect the shopping center’s tenants, the roof was pressure washed and then allowed to dry prior to coating. Our Technical Sales Director, Scott Caprio, worked with the contractor and wrote up a specification to restore this roof with our AP-5100 Moisture Cure Polyurethane Coating system.
This 1200 sq roof was able to be restored with a liquid membrane rather than a costly tearoff, to ensure protection for the shopping center’s tenants, including a dentist, restaurants and clothing stores. With nearly 3,400 gallons of AP-5100 Moisture Polyurethane Roof Coating and 6″ and 20″ Polyester Material Fabric, this roof was partially reinforced at its perimeters, seams and around penetrations.
Surface Preparation
The contractor cleaned the roof with brooms to remove dust and larger debris and then power-washed the surface to remove any loose coating and caked on debris to prepare the roof for the liquid membrane system.
Seam & Penetration Repair
The seams and penetrations were reinforced with our 12” Polyester Fabric embedded into AP-5100 Moisture Cure Polyurethane to protect to these vulnerable areas.
System Coating Process
2 coats of AP-5100 Moisture Cure Polyurethane were applied to the entire roof, providing a reflective, monolithic membrane surface.
